So what exactly is a real estate recovery? If you follow the real estate markets, there is an abundance of information, some good and some that is just based upon sound bites. In our world of information, sometimes it is hard to tell what is good and what is simply noise. Personally and professionally, I believe that much of the news at the national level suggests a positive outlook. Let's take a look at the data...
Housing market index, July - home builder confidence is up,and many of the national economists are forecasting improving real estate markets for the second half of the year. I certainly have observed home builder confidence improving in the markets in Lacey, Olympia, Tumwater as well as the community of Shelton --including some increases in listings in homes and build-ready lots associated with my activities there.
Mortgage Activity, July - mortgage activity was reported to have improved a great deal going into the end of July. The federal housing price index saw another months worth of increase. This suggests that loans are being made and prices are showing signs of positive movement.
Even with the uncertainty in the changes to the U.S. credit rating, and the wild swings in the stock market recently --given that there are positive signs of life across data-driven indexes, this could be recovery. Prices are improving, builders are more confident, new construction is turning up, mortgage applications are up...even with the risks, there is a positive outlook for housing.
